Guest Information and Policies
CANCELLATIONS:
Deposit will be refunded if cancellation is made 90 days prior to arrival date.
If cancellation is made inside of 90-day arrival date, full deposit less $30 transaction fee will be refunded if house can be rented for your full rental amount. If house is rented for less than original rental amount only the actual rental amount less $30 transaction fee will be refunded. If the house cannot be rented during that period, no refund will be made There are no cancellation refunds under any circumstances if cancellation guidelines are not met by guest. Reservations are not contingent upon availability or conditions of the water recreational facilities, including but not limited to the Comal, Guadalupe River, or Schlitterbahn. There will be NO REFUNDS for shortened stays; you must pay for what you book.
DEPOSIT:
There is a $300 damage deposit required and is taken by credit card. The deposit will be credited back to your credit card within one week after check-out if there are no damages. Excessive partying, vulgarity, smoking inside the house, nudity, groups exceeding 26 guests, vehicles exceeding 8 vehicles, loud music, firecrackers, or a police call can result in the loss of the deposit and/or eviction. Please do not trespass on our neighbor's property. You agree to allow Cliffside Guest House to charge your credit card for any damages that you incur above and beyond your deposit.
RENT:
The rent is due on arrival along with a signed "Rental Agreement and Policies and Procedures" (Release and Indemnity Agreement).
CHECK IN TIME:
Check in time is 3:00 PM. If you would like to check in early, please CALL FIRST to see if the house is available earlier. The guests must comply with the maximum number of guests allowed by Cliffside Guest House. Cliffside Guest House has the right to inspect the number of people in your party. Any party exceeding the maximum occupancy is reason for eviction without reimbursement of rent or deposit.
CHECK OUT:
- Checkout time is no later than 10:00 a.m. Central Time. All guests must vacate house NO LATER than 10:00 a.m.
- Leave house in reasonable state of cleanliness.
- Wash dishes either by hand or dishwasher; you may leave clean dishes in dishwasher if washed with detergent. (detergent supplied)
- Remove ALL food and trash/garbage from house and place in dumpster.
- Set A/C on 85F degrees, or heat on 55F degrees, as applicable.
- Turn off all lights and appliances.
- Lock all doors and windows.
- Leave keys on kitchen table in house and lock door on leaving.
KEYS AND LOCK OUT PROCEDURES:
Lost keys will result in your credit card being charged $50.00 per lost key. A lockout fee of $50.00 will be charged if you are locked out of the Cliffside Guest House. If you are locked out of the Cliffside Guest House call Cathy Bezdek @ 830-660-8475 or Jim McDermott @ 832-656-9641
AIR CONDITIONING AND/ OR HEAT
Please keep windows & doors closed while A/C or heaters are operating.
PETS:
Pets are NOT allowed in the house. If any evidence of a pet of any kind is found in the house you will be charged an appropriate damage fee and you will be evicted.
NON-SMOKING:
Smoking is NOT permitted in the house. Evidence of indoor smoking will result in a $300 charge to your credit card. Outside smoking is permitted but ashtrays must be utilized. If any evidence of smoking is found in the house or cigarette butts are found littered on the property, you will be charged an appropriate damage fee.
INVENTORY:
A full inventory will be made of the contents of the Cliffside Guest House and an inspection will be made of the property. Any damage or missing items will be deducted from your deposit.
FAIR HOUSING:
Cliffside Guest House complies with all Fair Housing requirements and will not deny any rentals because of race, color, religion, sex, origin, handicap or family status. However, Cliffside Guest House will not rent to anyone under the age of 21 years old. All reservations must be made by a responsible party age 21 or older or will occupy the property during the reservation period. This party will be responsible for all charges and damage fees. This party will sign the Policies and Procedures Agreement and the Release and Indemnity Agreement.
GUESTS:
Our guests are responsible for the conduct of everyone in the group. The Cliffside Guest House has a zero tolerance for bad behavior and is for family or adult gatherings only. Any complaints by the neighbors to VNB or if the police are called, the guest will forfeit their deposit and could be evicted.
SAFETY:
Safety and Security are the sole responsibility of the guests. Cliffside Guest House assumes no responsibility of liability for the safety or security of the guests, or for the injury caused by the criminal acts of other persons. Guests should ensure that all doors and windows are locked at all times, and guests must immediately notify Cliffside Guest House @ 830-660-8475 if any locks are inoperative. Guests should turn off any appliances when leaving the premises and not store combustibles on the premises.
LOST AND FOUND:
We are not responsible for any loss of money, jewelry, valuables of any kind or any damages incurred to guests vehicles or their contents. If possible, Cliffside Guest House, will return left-behind items at the guest's expense.
PARKING:
There is plenty of parking which extends up the hill on the base of the cliffs. All cars must be parked on the Cliffside Guest House property. Please adhere to the parking policy, no more than 8 vehicles are allowed.
GRILLING:
Grilling is permitted on front balcony and specified areas only. On-site propane grills are available in the permitted areas.
PROHIBITED ACTS:
- NO SMOKING in the house
- NO taking house towels to the river
- NO loud and unruly behavior
- NO outside music after 12:00 on Friday and Saturday nights
- NO outside music after 10:00 on weekday nights
- NO fireworks or firecrackers on the property
- NO throwing items from the balconies

IN-SINK GARBAGE DISPOSAL:
Turn on water before turning on disposal. DO NOT PUT SHRIMP PEELS, ONION SKINS, BONES OR EGGSHELLS down disposal. They are too light and will not grind properly.
DO NOT POUR GREASE INTO SINK.:
We are on a septic system and grease will damage the system. Any evidence of grease poured into system will be cause for a damage fee to be charged. Grease jars are under each kitchen sink for grease disposal.
TOILETS:
Do not flush disposable diapers, sanitary napkins or other disposable feminine products, soap or food down the toilet. We are on a septic system and these items will damage our system. Any evidence that these items were put into the system will result in a damage fee.
MASCARA CLOTHS:
Cloths are available for removing mascara. Please use these cloths and not the towels supplied for bathing. Use of normal wash cloths will result in a damage fee.
REFRIGERATOR:
Do not turn setting in order to decrease cooling time. You will not decrease cooling time, but you may cause the condenser to freeze up resulting in a service call that will be charged as a damage fee to your credit card. Throw away all foods and drinks and wipe the shelves clean before leaving.
TRASH:
Household trash should be placed in plastic trash bags. Please drop the trash in the dumpster on the grounds. Trash Bags are provided.
TELEPHONE:
All phones have access to long distance. Your cell will probably not work at the house. Cliffside Guest House has secured and provides free long distance anywhere in the country. Dial 1 + area code + number. The House number is 830-964-4505.
PLEASE DO NOT MOVE FURNITURE
RESPECTING OWNERS PROPERTY:
We respectfully request that you remember you are staying in someone's home during your vacation. Please treat it with care and leave it in the condition in which you checked in.

RELEASE AND INDEMNITY AGREEMENT
You agree and acknowledge as the party which has made the reservation, hereafter "Guest(s)" on behalf of any and all persons occupying and/or visiting the subject premises (Cliffside Guest House 8001 River Road, New Braunfels, Texas 78132) during rental period does release, acquit and discharge Cliffside Guest House and/or Jim McDermott, and all other persons, firms, or corporations who might be liable, from all claims, demands, charges, costs of court, including attorney's fees and causes of action of whatever nature from all liability and damage of any kind, whether in contract or in tort.
The short term "rental period" shall be: Your rental dates as provided on the reservation form.
Should Jim McDermott have a claim made against either or both of them, Guest(s) agrees to indemnify and defend Jim McDermott for any such claim and/or lawsuit.
Further, in the event that a claim and/or lawsuit arises out of the subject rental, and Guest(s) has(have) a policy of insurance, Jim McDermott shall be considered insured's, and/or Jim McDermott shall enjoy the benefits of such an insurance policy as though they were named insured's.
Any dispute arising from the rental shall be governed and construed by the laws of the State of Texas. Venue for any dispute shall be in Guadalupe County, Texas; and any such dispute shall be adjudicated by binding arbitration. The costs and expenses of arbitration shall be shared equally by the parties, and each party shall be responsible for its own attorney's fees.
If any part of this Release and Indemnity Agreement is invalid, the remaining portions shall remain in full force and effect.
I(we) have read and understood this Release and Indemnity Agreement, and have signed this Release and Agreement without any advice, recommendation, and/or inducement from Jim McDermott.
